Sunburst Homes will borrow hard money at 16% with no points.
Individuals who want to do a SPEC HOME will receive 45% of the net profit when
the home sells and records at a title company. The construction & land loan will
be put into the joint venture’s name. Sunburst Homes will do the General
Contracting, carry the liability insurance, do the purchasing, the building, and
the finishing of the home. The average spec home takes 4 1/2 months to build and
complete.
